    he project involves the construction of a new one-story support facility designed to accommodate two (2) workshop bays and eight (8) storage units in support of the operational functions of the Puerto Rico Ports Authority.
  

 The facility will be developed on a parcel encompassing approximately 150,000 square feet, with an overall area of disturbance and site improvements totaling approximately 15,400 square feet. The proposed structure will comprise approximately 8,600 square feet and will have overall dimensions of approximately 68 feet by 196 feet. The building will consist of a structural steel framing system, concrete masonry unit (CMU) walls, and a galvanized steel roof assembly. The facility is designed as a single-story structure intended to support storage, maintenance, and workshop-related operations associated with the Authority's activities.

As part of the proposed development, the existing perimeter wall located along the project boundary will be incorporated into the design and utilized as an integral component of the facility. In addition, the project includes the reuse, to the extent determined to be structurally sound and technically feasible, of existing steel beams and columns currently located within the project area. The project also proposes the reuse of folding security gates obtained from a separate structure scheduled for decommissioning on an unrelated property. Reuse of these materials is intended to optimize the use of existing resources and minimize the generation of construction and demolition debris, subject to the completion of appropriate structural evaluations and condition assessments.
